Gregory Gardens

Gregory Gardens is one of the 24 neighborhoods that make up the city of Pleasant Hill. It is an excellent example of Pleasant Hill’s commitment to provide affordable housing in a close-knit community with a modern downtown area.

Gregory Gardens was developed in the 1950s in response to the need for more housing to accommodate the post-WWII population boom. The community’s family-friendly quality is reflected by how the streets were named after the wives of the construction workers who originally developed the area.

Living in Gregory Gardens

With its tree-lined streets and quiet neighborhood vibe, Gregory Gardens is the ideal location for families looking for affordable housing.

Excellent amenities are mostly within walking distance, including downtown Pleasant Hill and a few shopping malls like Sunvalley Mall and Carmelo Plaza. Popular restaurants, fitness centers and grocery stores including a Safeway and a Smart & Final are also found nearby.

Gregory Gardens is bounded by the major thoroughfares Contra Costa Boulevard, Taylor Boulevard, and Pleasant Hill Road, giving residents easy access to freeways.

Proximity to highlyrated schools is also one of Gregory Gardens’ best features. These schools include Gregory Gardens Elementary, Strandwood Elementary, Pleasant Hill Middle and College Park High.

Given the area’s features, it is not surprising that many young families call Gregory Gardens home. The median household incomein the neighborhood is about 15% higher than the Pleasant Hill median, and the average age of residents is about 44 years.

Real estate

Almost all homes in Gregory Gardens are single-family residences, mostly with three bedrooms. A large majority of residents are homeowners, with only a few renters.

Lot sizes in Gregory Gardens are mostly between 6,000 and 8,000 square feet while houses measure around 1,350 square feet on average.

Most homes are 1950s ranch-style bungalows, which remain very popular to this day. They commonly feature spacious front yards with well-kept lawns and two-car garages. As majority of residents are homeowners, properties here tend to be updated and well-cared for.

Other common home features include spacious kitchens with quartz or granite counters, covered patios, and stucco finishes.

Given the affordable prices and desirable qualities of homes in this neighborhood, Gregory Gardens is certainly an ideal place for starting families. Home values are expected to rise in the future, especially if the houses in the area undergo further upgrading.
